What the phase delivers

Every multifamily set that goes to plan review comes back with comments. Answering them is bounded, detailed work that tends to land while the next project is in design. TECTO Studio takes the correction list and returns a complete resubmittal package:

  • Revised sheets. Every change drawn in your model, clouded, tagged with the revision delta and entered in the revision block with its date.
  • A response for every comment. Each correction item answered in writing, keyed to its number on the correction sheet, naming the sheet and detail where the answer is drawn.
  • Consultant items tracked. Comments addressed to structure, the building systems or civil are routed to the right consultant, and their returns are checked with the response before the package is assembled.
  • A dated log. A record of every item, its answer, who decided it and when, so your office has the history when the reviewer comes back with a second round.

Why the same team matters

Plan check comments are fastest to answer by the people who drew the sheets. When the studio drew the CD set, the same team answers its corrections, and errors in sheets the studio prepared are corrected at no charge through plan check.

When your office drew the set, the studio can still take the corrections. The first step is a read of the correction sheet and the set together, and the scope letter sorts the items into the ones that are drawing changes, the ones that need a design decision from your office and the ones that belong to a consultant.

Items that need your office

Some corrections are drawing work: a missing dimension, a door schedule that does not match the plan, a detail reference that points to the wrong sheet. Others are decisions: a reviewer reading a code section differently, an accessibility clearance that moves a wall, a rating that changes an assembly. The studio drafts the response and the drawing for both kinds, and your architect of record decides the second kind before anything is resubmitted.

Jurisdictions

Plan review is local. The founder has worked most in the City of Los Angeles, where the Department of Building and Safety reviews multifamily sets and issues correction sheets through its electronic plan check system.
